It sounds like you are talking about the Console version.
I bought the PC version and I have a very different experience.
No problems with the LOD i.e.: Plants popping up out of no where. Turn the settings to max and it looks like a decent quality title (it does slightly show the age of the modular Source engine though).
I played through on the medium setting; I found all four campaigns to be short and fun.
If you are looking for a single player game; move along. This is not for you.
This is a game where you get 3 other friends, you turn the setting to the hardest difficulty and you try to work together and survive. That's where this game becomes fun. Versus mode is also fun. 8 people in one game, 4 survivors, 4 special zombies. The zombie players try to stop the survivors, once they do, the teams switch and now the other team tries to get further.
That is a lot of fun.
What I am eager for is the SDK to be released so the mod community and myself can start making some fun stuff. One member of the community has already made a mall, some people are working on an interesting spin of smash TV.
Another cool thing about this is the AI controller. It is called "The Director"; basically if the action dies down, the ai throws other things at you, set's up random traps and NPC placement. Its made that way so that everytime you run through the game, its a new experience. NPC placement is NEVER the same. Pretty cool stuff.
If you like online play, challenging team based FPS; this is a good game.
It is monotonous in that you are killing HORDES of zombies; but what did you really expect? It's a zombie game...
Now the real fun is going to be on the PC side, where the game is mod-able and players can make changes to it. Then you can open yourself up to new weapons, scenarios, levels, game types.
I'd give it a 7.5/10 and say:
Overall, good game even though the scope is rather limited. Still fun as all get out!
