Versa Lease Return-What is required of me?

I have a 2008 Versa SL that has been wonderful to me. Time to return the lease in a month and I have tried to inquire at my local Nissan Dealer as to what do I have to replace prior to returning the car. The game they played was nothing short of what I dealt with when I bought the car... the run-around "Just make an appointment when you are ready to return the car and the lease specialist will let you know what you need". Yea, and if it isn't on the car, guess I will have to pay what they charge.

Questions: (if anyone knows for sure from having returned a Nissan the end of their lease)
1) Do I have to replace the tires before I return the car?
2) Do I have to replace the brakes before I return the car?
3) Are there any mandatory routine repairs that I must make to the car before I return it? (I give myself a grade of a "B" as far as doing the scheduled repairs)
4) Any other requirements you can think of so I don't get slammed on lease return day?

All this info should be in your lease agreement. I leased a '04 Xterra. When I returned it I didn't have to replace anything special. I had no extra charges except for a little bit of mileage because I went over. Tires and brakes are considered wear items. So as long as they aren't overly worn (like you only have 25,000 miles on the car but your tires are bald) then you shouldn't be charged anything extra.
