Thoughts on M35X price

Have a 2008 M35X I have been trying to sell for months with no luck. Looking for your thoughts on price. I am in Toronto, Canada. Book value for the car is around $23K. I have it listed at $20K. Car has 68000 miles on it and is in good shape, absolutely nothing wrong with it.
What do you guys think? I just want a fair price for it.

OK. I just checked Carmax here in the states. I looked there because I got my M from them and their prices run a litle higher than other dealers because they actually do a full inspection and wholesale out any vehicles that aren't at or near highest quality condition (at least in Florida, anyway).
Of course, being in Canada you have do a little math with the exchange rate but ... they have 2008 M35x with 60k miles that looks brand new in and out. Like yours, it's past the 50k mile mark. They have it on offer for $22,998 (and they don't negotiate on prices). It has NAV and Tech package but not the 14-speaker Bose surround.
Assuming you had the 60k maintenance done, good tires and brakes, and you have some upgraded packages on the vehicle, your price seems fair.
If you haven't already done, I would do an intense detailing inside and out (wheels, wheel wells, tires, polish exhaust tips, door jams, etc) and get its appearance as close to new as possible and just hang in there. You also may not be getting the interest you were expecting due to the MPG Vs higher price of fuel, the poor economy, and the winter weather too.
