Squeak/Grind from rear of car? Any Ideas?

I bought this car recently, when I got it the breaks squealed a little, I asked the guy and he said he had them replaced recently, so I just thought he might have thrown cheap pads on. but recently now besides squealing alot it has started to make a grinding sound from the rear, sometimes when i'm on the break sometimes not. I thought he might of lied and went and picked up some pads, got home ripped the tires off and the pads have alot of life. Aside from the rubber boots being torn I didnt see anything else that stood out at me. This is the first non RWD car i've owned and not to familar with working on them. Any help or suggestions?

Welcome to NICO, Brian.

It's possible that the torn boots are the culprit.It brake fluid is leaking onto the pad or rotor, even a little bit, it can cause squeaking.

Is the grinding coming from the same wheels that have squeaking brakes?

When I pulled the tires everything looked dry and I didnt see evidence of any leaking. I believe the grinding is coming from the same wheel, but I think tommorrow I am going to have a friend walk beside the car as I drive because it does it at low speeds also.

I was possibly thinking bearings or hub assembly, but when searching online I couldnt find any info on which it has, nor was I able to find any thing through searching on here. And I really don't know what one would sound like going bad.

Thanks for the help and the welcome! That's one thing I love about the internet, I've found forums dedicated to every car i've ever owned and they've all been tremendous resources of info.
