Rubber shift boots

I've done search after search after search and read numerous transmission swap guides, short shifter installs, anything to do with these boots and cant find the answer. I'm about to order new rubber shift boots for my S14. The lowest one on the transmission is torn that looks like this http://www.frsport.com/Genuine....html

and the top of this one on my car isn't tight around the shifter rod, I guess its worn out and become loose, i can wiggle it around and smoke is getting into the car from it so I assume it needs replacing too ( I assume it should be tight around the rod sealing off the cabin). Part # 74960-35f00 according to pic on ebay of one being sold http://www.frsport.com/Genuine....html

the bottom goes under the top one. zip tie the boot to the shifter.

So I am supposed to have all 3 of those?Everything I've read has just mentioned taking off the rubber shift boot, then the boot on the transmission, but no mention of that flatter boot under the other one.
