My friend had a motocross track at his house all on private property, and there was a fatal accident on the track, and the township ordered him to bull-doze the track due to not having a permit to use the land for that, and not having insurance.
OP, sorry to bust your bubble, I know how excited you must be, but deffinetly take your precautions and do your research. At least write up a waiver and make everyone that enters the premisis sign one, to protect the owner somewhat. Thats what we do at our local track.
