Checking out a 91 s13 hatch. What to look for?

Hey guys, after a 15 months of trying to get my firebird back on the road I have given up. Long story short it blew a head gasket, then the motor started knocking, then the 137 mile rebuilt engine failed due to a bad batch of melling oil pumps. Swapped a new engine in and the transmission gave out, along with the fuel pump and alternator. I'm done with it for now. Since I need a car to get back and forth to work. So I am found a 91 s13 hatch local. Its got 154k on it. The body has a little rust here and there and the leather seats are gone. However its a 5 speed and would be good on gas. I have looked at 240s before but no one would get back to me or they were junk. Is there anything to really check other than the main things. I herd to listen for the timing chain and make sure its not rattling. I know the hatch is rusted thew as it has a hole about the size of a 50 cent piece so I will be replacing that in the near future. Whats the going rate on a good one? Then ill find some seats. Also I think its an LE package but I'm not sure. It has leather and a sunroof. But it has manual windows and locks. Anyway to check since its not badged? well, get down to the why he considers it a project first.
other than that,
i'd say check anything you would for any other car.
ask as many questions as you want/can to find out EXACTLY what you're getting into.
also test as many things as you want.

quick story as to why:
friend bought a 4th gen prelude for 3500,
as he drove back to town,
found out it had a knock.

YOU ARE THE BUYER. You are in control. Ask HIM to do anything to the car. Start it, do this, do that. If you drive it at least get a verbal agreement that if something breaks its NOT your fault. Let the car sit and idle for as long as possible to make sure it doesn't overheat. This is a car you want to buy. He's trying to sell. Ask as many questions as you can like ^ said. If it has AC, make sure that works, make sure heater works, make sure it shifts well. Many things to check. If you start finding s*** that is broken that he didn't tell you about, expect to find more. Just because you are there doesn't mean you have to buy it. Go check it out and weigh your options. AND BRING A JACK!!!! Check the bottom of the oil pan make sure its not fugged up, and check all the frame rails. Don't be afraid to low ball.

Yeah trust me ill be looking under and checking for damage. Plus ill check it all over leaks. If it looks like its been ragged out then ill pass on it. I was just making sure there was no main issues I should look for.

Make sure you check the spare tire well. If there's any rust there, it's a b**** to get rid of. If there's any damage, it's a tell tale sign that the car has been in a bad accident Also check all the strut towers for rust.

It should not matter since I have bought my share or cars in the past. However if you know what to look for in these cars than that would be great. I'm checking it out tomorrow at 9am.
