Would you buy an off lease vehicle?
Carfax shows no accident, 7 maintenace record with 36k miles for 2010.
Carfax also shows basic warranty still exist for another 24000 miles. What about engine warranty?

How does the warranty work? What warranty is available for it?
If I buy it a private dealership, can I buy extended warranty through warranty?

What else should I check for? any common problems with 2010 I should be aware of?

There are a few warranty companies out there, most are a good deal imo. Yes, you can get a warranty if you buy from a private dealer. As for the lease, if it's been serviced you should be okay. (which most leased vehicles are)

The 2010 doesn't have any glaring issues, I think the AC system has some issues, but not a widespread problem. If it's a good price, I'd jump on it. Check edmunds.com for a ball-park.

If you want to be certain the factory warranty is honored, then be sure to get as much documentation as you can showing the required services were done. Yes, the engine is part of the basic warranty, as is all of the running gear - transmission, diff/s, axles, etc.

Extended warranties are a bad deal. They are sold at huge markups and you'll seldom if ever break even at the end. The only thing they do for you is, if you have a major repair, you don't have to fork over the money for it in a lump sum - over time you would still probably have paid less by not having the warranty. Credit cards and short term loans will do the same thing at a lower cost if you negotiate rates properly. Also be aware that many of the warranty companies make it very difficult to have a claim honored, they are famous for this.

A warranty is nothing more than an insurance policy. And, like all insurance policies, you are betting that they will pay you more than you paid them and they are betting that you will pay them more than they pay you. Guess who wins that bet in the vast majority of cases?

If the vehicle has low miles then you should be OK. Hell, I bought my sedan used and it had a SES light on which happened to be a problem with VTC and required the whole top of the motor to be reworked. I paid nothing as it was still within the factory warranty period.

I bought my coupe with 44K miles on it....took it to the local Nissan dealer and purchased a 3 year warranty from them since I didn't know much about the history of the car.
New AC and seat motor paid for it.....so, was worth it to me.
Warranty can give you some peace of mind.
Call around and get some prices.

Scottsdale Infiniti seemed to be ok with quoting VSCs

w/ 30,001-39,999 miles (available terms and price will change once you exceed 40k).
