2010 Maxima door actuator problem

I have had tons of problems with door actuators stopping working on my 2010 Maxima over the years. It seems like every door has been replaced at some point and now I am on my second go around with these things. Both my passenger front and rear doors won't unlock now and they both have been replaced once already. Why are these Nissan actuators so crummy?!

It looks like over $800 to fix these two and I am selling my car soon, so I don't want to spend the money. Any suggestions? Fixing these myself looks like I have to completely dissemble the door to get to them. Is that true or is there an easier way? Where do you suggest I could buy the parts besides the dealer to save money there? Is there a walk though anywhere? The factory manuals on here didn't have it in them
