2004 M45 rack & pinion leaking

My 106k mile M45 developed a power steering leak at the rack & pinion, made the usual low fluid noises, hard to steer, etc. Had a remanufactured rack & pinion installed, almost immediately it started leaking into the boot. Heard that this could happen with remanufactured units, so had another remanufactured unit installed. After a few hundred miles, it's leaking again into one of the boots. Anyone else with this issue, or ideas for me? Could something else in the system be the cause of the problem, like maybe something causing the oil pressure to escalate and blow out the seal? Thanks for any input!

I have an aftermarket Carquest reman'd one in my 06 M35 and don't have any issues. It's been in there for about 2,500 miles.
